Your Service Charge
Your service charge includes your share of costs for services provided to your building and estate. This could include:
- repairs, caretaking, horticulture and estate lighting
- communal heating, lifts, door entry systems and TV aerials
- management and administration charge for employees and offices costs
- ground rent and buildings insurance
These costs are divided between the number of properties in the building or estate, taking into account the size of each property.
Leaseholders and shared owners pay a variable service charge. As your landlord, we will provide you with a service charge estimate at the start of the financial year, April. This estimate is based on current contract prices and historical spending.
After the end of each service charge year, by September 30, you will receive your service charge certificate which will show actuals costs for that year. If there is a variance in the estimated and actual costs this will be reflected in your following year's service charge.
We invite leaseholders to service charge review meetings when the final accounts are available for the preceding year. This is your opportunity to query any of the costs and charges incurred and to have input into the budgets proposed for the forthcoming service charge year.
