Our repair responsibilities

Please report repairs which are our responsibility to us. If we carry out repairs which are your responsibility, you will have to pay a charge. For more information please read our tenant handbook.


Our repair responsibilities:

» Repairs to garden paths, walls, fences and gates installed by the landlord

» Maintaining communal areas (unless they are the local authority's responsibility)

» Repair to walls, outside doors, windows (but not replacement of glass), roofs, chimneys, valleys, gutters, downpipes and house drains

» Electrical wiring

» Repairing electrical appliances, fires and heaters where fitted by the landlord

» Door entry systems to communal blocks

» Ceiling roses, lamp holders and flexes

» Socket outlets and switches

» Solid fuel room heaters

» Fire hearth and surrounds

» Annual service of heating appliances

» Clearing blocked sewers, drains and external waste pipes (not gullies/drainpipes or waste pipes blocked through tenant misuse)

» Boilers and hot water cylinders

» Pipe work, radiators, fittings and valves

» Window frames, sashes and window furniture

» Hinges, locks, handles, trapper bars and letter boxes on external doors

» Walls, staircases, structural timbers, roof, chimney and rainwater goods

» Wall and floor tiling

» Skirting boards, architraves, timber sills and other internal decorative woodwork

» Airbricks and ventilators

» Roof space insulation (if the tenant is not able to apply for grants)

» Timber rot

» Re-glazing of windows

» Hardwired door bells


Your repair responsibilities:

» Bathroom floor coverings (less than 30 years old)

» Kitchen floor coverings (less than 20 years old)

» Removing defective solid fuel cookers and stoves

» Chipped baths, sinks and wash hand basins

» Pest control of ants, mice, rats or fleas (we are responsible for pest control in communal areas)

» Damage to front door (unless supported by a crime number). We will attend to make this safe.

» Damaged bath panels

» Replacement of bath or sink plugs

» Washing lines

» Loose internal door handles

» Blown fuses

» Built-in wardrobes

» Toilet seats inclusive of all fittings

» Shower hoses and curtains

» Replacement of light bulbs and fluorescent tubes of all kinds, shaver lights and battery operated smoke alarms

» Starter motors for strip lights

» Battery operated door bells

» Cupboard catches and hinges

» Internal decorations

» Television aerials (except for communal aerials on estates)

» All works associated with tenants being locked out of their home. For example getting access or replacing locks and keys

» Bleeding radiators

» Draught excluders to doors and windows

» Garden maintenance, including patios (not in communal areas)

» Additional security

» Clearing blocked kitchen sinks, hand basins, baths and bidets

» Clearing blocked external gullies (drainpipes)

» Maintenance to all outbuildings, including sheds

» Maintenance of trees and bushes in individual gardens

» Laminate flooring

» All repairs associated with the tenants’ defective domestic appliances

» All repairs caused by tenant misuse, neglect, damage and/or the same caused by visitors and family
