Launch of 220 Lettings

We're excited to launch 220 Lettings - providing secure good quality homes for private renters in London.

The service identifies a gap in the market for people who may not be eligible for social housing but also may not be able to rent through estate agents.

Donna Shepherd, SBHG’s director of housing, said: “We spotted that a shortcoming in the property market is that private renters are often charged high fees for homes with very little security. For this they are paying high rents and many report problems getting basic repairs done.

“We’re bringing our reputation as a reliable, responsible landlord into the private rent sector to give renters and landlords a better, fairer service. Our private rented homes will mean people are charged market rents.

“2018 is our 50th anniversary and the name '220 Lettings' is inspired by the address of our first home in Hammersmith Grove.”

We already rent homes privately on a small scale, but we're now taking on more properties from private landlords to match with private renters. With us, landlords get a hassle-free property management service, low costs, and flexible lease durations. Additionally, subject to agreement, landlords letting their homes through 220 Lettings will receive rent even if the property is empty.

Harrow mother Michelle Hunte lost her privately rented home when her former landlord wanted to give it to a family member. She applied for others but was refused because she was on housing benefit to supplement her husband’s income as a builder.

She said: “When I saw this house listed online, I emailed SBHG and received a response straight away. The team helped me as much as possible. They emailed my housing officer directly about supporting me with the deposit, and worked with my social worker too. Since we’ve moved in, they’ve helped resolve problems I’ve mentioned.

“Before we moved in, I asked SBHG and the landlord what I’ve can do with the house – usually with private rented accommodation there are restrictions. The landlord said, ‘You can make the house your home.’ I have a lease which lets me stay here for three years minimum which means we’re really able to feel at home.”

Her landlord, Kumar Vora, also reflected positively on his experience with SBHG. “I chose SBHG because, as a first-time landlord, I wanted support through the process. SBHG found Michelle and managed her move, as well as dealing with day-to-day repairs in the property. 

“The rental income SBHG offers is competitive, and the support I receive is beyond other agencies. I’ve had more flexibility in deciding the length of the lease, and the security of guaranteed rent. The experience has been really positive.”
