Reinvestment and planned repairs

Image of a newly installed kitchenEvery year many of our properties are included in the cyclical redecoration programme. From this list, around 100 properties are placed into the reinvestment or planned repairs programme for the same year.

A survey at the beginning of the year determines whether a property requires reinvestment or planned maintenance works. To be eligible tenants must allow access to the surveyors, and have their rent account up-to-date. By March you will have been informed if reinvestment or planned repairs are to be carried out in your home in the coming year.

Reinvestment works take place on a small number of properties (about 15) and include complete refurbishment of the property, including a new or upgraded central heating system, new kitchen and bathroom, new electrical wiring, thermal insulation and sound proofing, where necessary. Due to the extent of these works, tenants will be moved into another property during the works. The average amount of money spent on each reinvestment property is £30,000.

The planned repairs list contains around 100 properties and includes the renewal of the kitchen or bathroom, or installation of central heating. These works are on a much smaller scale, and so tenants will not need to move out of their homes during the works. However, a tenant liaison officer is appointed to ensure that tenants are kept fully informed throughout the works.

Where possible, we will give you opportunity to influence the design of your new kitchen or bathroom, and make choices such as colours. The contractors for the work will visit you beforehand to plan the work with you.
