Image of new kitchen unitImage of damp areaWhen people move into a new home they have a certain vision in their minds as to how their home should look.

Part of SBHG’s obligation is to prepare a property for letting following guidelines set by the Independent Tenants’ Committee. These guidelines are managed by the void team, who will determine the works required before the property can be let.

A member of the void team will visit the property and draw up a specification of works. The main works carried out on all void properties are:

  • Change any locks.
  • Gas and electrical safety checks.
  • All doors and windows must open and close freely.
  • Restrictors placed on windows.
  • Replace all broken glazing in windows.
  • Associated plumbing works are checked.
  • Central heating installed where there is a gas supply from the mains. Where there is no gas supply electrical storage heaters are installed.
  • Sealant added to bath, wash hand basin and work tops.
  • Heat and smoke detectors installed. In some cases where appropriate carbon monoxide detectors are also installed.
  • Extractor fans fitted where no natural ventilation is available.
  • Suitable non slip flooring to kitchen and bathroom.
  • Cleaning.

There are a number of other works identified when the void surveyor attends a property.

Above is an example of works carried out at a void property. The pictures are a before and after profile of a property with severe damp. The kitchen and toilet were removed and a damp specialist attended to carryout damp proofing works throughout the property including the communal hallway.
