Gas safety 

We must carry out a gas safety check every year for your safety. Failure to allow access, or failure to arrange for your own appliances to be serviced, puts you, your family and everyone around you in danger.

Every year around 30 people die from carbon monoxide poisoning caused by gas appliances or flues which have not been properly installed or maintained. We have a legal responsibility to carry out a gas service check.

We will check your gas supply and the appliances installed by SBHA i.e. boilers and gas fires. The gas engineer will also service these appliances to ensure they are working efficiently and safely. A certificate will be sent to you within 28 days of the service as proof that the appliances are working safely.

Please allow us early access to your home. This check is for your own safety. If the offered appointment is inconvenient, please contact us as soon as possible to rearrange for a convenient time. We will make every effort to arrange a suitable appointment.

As of March 2011, all our homes have a valid gas safety certificate. For your own safety, please help us to ensure this figure stays at 100%.

If you do not allow access we will force entry or take legal action, depending on the severity of the situation. If legal proceedings are started, we will charge you for all costs involved. The can be up to £1000.

Appliances you have installed yourself
All tenants are responsible for ensuring that appliances they have installed themselves, such as cookers, are checked by a qualified Gas Safe engineer. We recommend that every year you arrange for a reputable gas servicing contractor to ensure that your appliances are safe.

Leaseholders’ responsibilities
Leaseholders are responsible for ensuring the safety of gas appliances, including their boiler. Again, we recommend that every year you arrange for a qualified Gas Safe engineer from a reputable gas servicing contractor to ensure that your appliances are safe.
