Documents you will need

We require properties in the West London Partnership Agreement area of Brent, Ealing, Hammersmith & Fulham, Harrow, Hillingdon, Hounslow and Kensington & Chelsea as well as surrounding areas.

Before we can lease your property, you as the owner will need to demonstrate to us that the property is in a safe and well maintained condition.

Our acquisitions officer will inspect the property to confirm its condition. You will then be expected to carry out any remedial work to the property prior to the commencement of a lease agreement.


You will need to provide the following information: 

Proof of ownership

Either a copy of the Land Registry entry from www.landreg.gov.uk or a recent letter from a solicitor confirming the ownership of the property or title deed. 

Details of any head lease

A copy of your head lease (only applies to blocks of flats).

Building insurance

A copy of your current building insurance policy schedule which covers letting to a Housing Association and evidence of the most recent premium paid.

Electrical test certificate

A test certificate must be provided by an NICEIC registered electrician, showing all supplies in the property are up to current safety standards and no remedial works are necessary. The certificate should cover the full duration of the lease, be carried out on the property when vacant and be no more than one month old at commencement of a lease.

Energy Performance Certificate

An Energy Performance Certificate (EPC) covering the length of the lease will be required. An EPC helps to determine the energy efficiency of the building and provides a rating for the building on a scale A to G, where A is the most energy efficient and G the least; the average to date is D/E.

Gas test certificate

A test certificate from a GAS SAFE registered gas engineer must be supplied to show all gas appliances, including gas ovens and hobs, are in proper working order, and comply with all safety standards. This certificate should be in the prescribed form known as a CP12 (this test certificate is in addition to a gas central heating service contract, detailed below). This should be no more than one month old at commencement of lease and clear of any defects.

Central heating service contract

You will need to take on and maintain an annual central heating repair and service contract before the start of the lease agreement. We can offer you this service, for more information contact us. We will also consider other contractors including British Gas. The contacts are renewable annually and must be maintained by you throughout the term of the lease.

Planning permission for any extensions or conversions

If you have had any work such as a loft conversion done in your property you will need proof that there was permission given for the work to be carried out.
